fuel pressure, lean, and rich at the same time

I guess that leaves the return line being blocked.
This is a good possiblity but before you go chasing it, I'd verify fuel pump duty cycle. If the PCM, fuel pump & respective wiring are all good & functioning properly, given a new pressure regulator, a return line restriction is the only other thing I can think of as a possible cause.

actually, the return line is going to be real simple to check. I have a section of fuel line from my mustang that has the spring fitting on the end. I will simply disconnect the stock return line at the rail, install my section, and drain it into a bucket. Start the car and check the pressure. If it is back to normal, i know its a return line issue.
 
did my test, fuel pressure was 49 psi down from 80. Still seemed a little on the high side, but it looks like the return could be blocked up a bit

Glad you figured it out... now the fun starts of finding the clog/kink. Keep us updated. :cool:

found it, right where the return line goes up over the tank. looks like the loop in the line was getting pushed tight by the subframe connector. re-routed it, fuel pressure holding mid 40s, goes up on revving. also, I disconnected the vacuum to the pressure regulator and it jumped up near 60 psi, so all is well. now to datalogg and see if these fuel trims work themselves out.
 
I normally don't visit this section...but i'm glad you found your problem.

Great job locating the kink and straighting out the mess.

I gave up on my problem.
